3 of 4 people found the following review helpful. A disappointing mix of good and bad By Jeffrey D. Smith The Scratch Millionaire - Monica MainI purchased the $10 kindle version of this book. I read it in about a week. I have good and bad criticisms about this book.I will start with the bad criticisms.This book is poorly constructed, as if it were dictated and then poorly transcribed. Definitely no proof reading by a competent editor. There are many places which have the wrong word, yet sounds similar to the correct word, and requires re-reading the sentence several times before understanding what the author meant to write.There are also just plain wrong recommendations. For example, the author asserts that lowering the NOI will improve the property value. That's backwards. Property value is directly proportional to the NOI, and lowering the NOI lowers the value. You want to increase the NOI to improve the property value. More cash flow means more value. Makes sense, right? But the author got it backwards. Definitely no proof reading by a competent editor. Also, this is not a case of saying NOI while meaning CAP rate. If you must compress the CAP rate to increase the value, then you are definitely not creating value. You are simply looking for a greater fool with more cash than brains to buy your white elephant.As to real estate investing strategies, I ran a few of the suggested scenarios through my financial analysis spreadsheets. For example, the author recommends a 60%:40% financing structure for a nothing deal. Obtain a 60% hard money (or private money) loan amortized over 30 years with an annual interest rate not to exceed 9%. Then the seller holds a second position junior lien and note for the remaining 40% amortized over 35 years with an annual interest rate of not more than 4% (due in 3 years). Running these financing parameters produces a Capitalization rate of over 11.5%. However, when I change the first position loan to 6.25%, the CAP rate falls to about 9%, which is a much easier deal to "sell" to the motivated seller. High CAP rates are better for the buyer, low CAP rates are better for the seller. Negotiation will meet somewhere in between for a fair deal for both parties.The author writes at length about the lease-option strategy to acquire contractual control of the property without the risk of being on-title to the property. The author makes certain claims about the risks involved with a lease-option, yet doesn't know about how to circumvent those risks. For example, the master lessee (you) make payments to the lessor (the owner) and you must trust the owner to make loan payments on the existing loan. If the lessor skims the equity, then the lessee is at risk of a foreclosure and losing any equity accumulation. This is actually a non-issue. Lenders use a loan servicer or a bank collections department to receive rental payments, and then disburse those payments to the lien holders in priority order. The owner receives whatever remains, and cannot cause a default by skimming the equity.The author has another "issue" with lease-option. The owner could decide to sell the property out from under you (the lessee). This is also a non-issue, because you can require the owner to record on the property title a "Memorandum of Lease" and a "Memorandum of Option to Purchase". The memoranda "cloud" the title and prevent the conveyance of the property to a 3rd party. The lessee/optionee escrows a "release of memorandum" with the escrow agent to be recorded at conclusion of the contract. The lessor and lessee are both protected.Also, if you intend to make capital improvements to the property, then you can require the owner to record on the property title a "Performance Lien" to secure your investment. You can even hypothecate (pledge) that lien to your private financier for providing the funds for the renovations. If the owner tries to renege on the Option, then you can foreclose on the performance lien to force a sale of the property recover your investment.The author makes some claims about what the lessee (you) cannot do, because you do not own the property. For example, you cannot hold the security deposits in your own escrow account. This is nonsense. With properly structure contracts, including a limited power of attorney, you can do whatever the owner can do, and still limit your liability as a non-owner.As for the financial structure of the lease-option deal, the author has a poor suggestion. Don't even bother with it.I prefer structuring the lease-option as a combination of lease (interest) payments plus applied rent credits (principal) for incremental option consideration. For example, I suggest calculating a bid price for a 90% interest-only loan at 5% annual interest for the "lease" payments, and a 10% principal-only (i.e., 0% interest) loan for the periodic option consideration payments. Both are due in 5 years, not 3 years. The option consideration is fully paid in 5 years. By that time, you should have improved the property performance to qualify for a refinance loan to exercise your option or to sell your option to a 3rd party for a nice assignment fee for your created equity. Your memorandum of option provides sufficient seasoning of your interest in the property to qualify for a refinance loan to exercise your option to buy.My financial spreadsheets calculate the blended terms for an equivalent wrap-around loan. These parameters are likely to calculate a bid price that is near to the owner's asking price.For buying the property, I saw no mention of using a wrap-around note and All Inclusive Trust Deed (AITD), which is a great to acquire control of a property from a motivated seller.The author also claims that secondary liens on property are generally disallowed by the primary lender, which is correct. However, the author never mentions that the seller could be placed into the new Limited Liability Company (LLC) as a "preferred equity" member with the same parameters as a junior note. Thus, the primary lender has sufficient protective equity and the (former) owner is now earning a good yield on the equity, just like a junior note and lien.I offer extensive down-loadable affordable courses that focus on real estate finance, so I know what I am talking about.Now for the good criticisms.The author is bluntly truthful on the serious difficulty of working with commercial real estate brokers. I hate them, too. (When they pat you on the back, they are merely feeling for a good place to stab the dagger.) However, they control 85% to 90% of the commercial real estate market, so you must learn how to work with them. A few years ago, I allowed my real estate broker license to expire, so that I am not legally required to work through the seller's (listing) broker. I can go directly to the seller when I am having a problem with the broker presenting my offers. Brokers are required by federal and state law to present all offers, but brokers don't care.The author has an extensive chapter on property management, especially the perils of retaining a property management company (PMC). When you are just starting out, hiring a PMC is a necessity until you grow a portfolio large enough to justify creating your own PMC. If you intend to own a good size rental property portfolio, then you must start your own PMC to protect your portfolio. Until then, watch your retained PMC like a hawk. Otherwise, they will rob you blind.Finally, the author correctly asserts the huge profit potential for highly distressed properties. Just walk into dilapidated, stinky, boarded-up vacant apartment building and inhale deeply. That's the smell of money! Such properties are almost always banked-owned and sell for about 20% to 30% of the After Repositioning Value (ARV). You can triple or quadruple your investment when you know what you're doing.These deals are also available for "nothing down" by using syndication techniques (which I also teach in my down-loadable courses) to raise all cash. I teach that after repositioning and the property is stabilized and seasoned for about 6 to 12 months, then you can refinance at 70% ARV to redeem fully all of the syndication investment plus a tax-free cash out for rolling into the next project. As a syndicator, you get a fee for finding the deal, managing the project, and a percentage of ownership for cash flow and profit split. The author doesn't give attention to this strategy, because probably the book is intended for beginners.Bottom line: Don't give too much attention to the author's suggested financing structures. There are much better, safer, and more equitable ways to structure win-win deals. Instead, focus on the other parts about the real estate mentality and managing the property management company are good advice.I am glad that I didn't spend more than $10 for this book.

I have been a fan of Monica's for a couple years, and love her method of delivering info, and not having time for BS. This is a great book, and I should've known it would be from her other products. Those are are just some of the adjectives I use to describe this work by Ms. Monica Main. This superlative educational writing is not the first I have read on the subject of creating financial freedom using residential-commercial passive income properties, but it is in my opinion superlative. Not only does Monica lay the groundwork for the common sense reason to seek the achievement of financial freedom through passive income investing in today's economic climate where the middle class is shrinking and job security is a thing of the past, but she clearly explains and teaches the principals by which passive income properties can be acquired, improved, and maintained to provide the reader and student with financial freedom and security for life, as well as can be passed on to future generations. All possible if the reader will learn some basic principles of this type of investing and be willing to roll up their sleeves and execute based on those principles. A great read. More educational information than others offer in courses costing more than $1,000.

When Eve's hometown psychiatrist, Dr. Marvin, complains about having had to listen to Eve "droning on and on like this for over a year," the reader is inclined to do likewise. Too much of the book recapitulates her sessions with Dr. Marvin, to whom Eve confides about her bizarre artistic theories, out-of-body experiences and the imaginary Sandman, who appears to her one night in a laundromat, proferring the fatal apple. Although obviously intended as satire, these meanderings sit heavily on the page. Better chapters flash back to Eve's childhood with alcoholic parents and subsequent love affairs with a string of tall, dark, bearded men, most of whom abuse her. These compelling sections describe the off-kilter lives of young people barely on the edges of the working class--high school dropouts who work low-paying jobs and play in rock bands at night. Stating her case in coy prose (regularly punctuated with ``I beg you...'' and ``I implore you...''), Eve tells of her traumatic childhood ruled first by an abusive father and then by an affectless stepfather; her dead-end job as oven operator at a cookie factory; the grim line of ``tall, dark, bearded, horny, and stupid'' boyfriends that led to Adam Sault; her affection for her misfit older brother, a rock musician; and her fluctuating passion for Dr. Marvin, her psychiatrist and the only nonirritating voice here. I found it very humorous, and rewarding.The meat and potaoes of this little book,I think are what keep it from being another new age tale, and sent me in to a real world. There's something conrete about this book. And yet whimsical. Hard to put down.

0 of 1 people found the following review helpful. Even Cookie Makers get the Blues By A Customer I read this book when it first came out in the early 1990's. Jean's tale of a homicidal cookie baker/art student (Eve) who murders her art instructor (Adam) with a poisoned apple bears the onus of 60's sensibilities into the latter days of the 20th century. Art conquers what love neglects, etc. etc. Robbins did this better. There are coy references to sex, drugs, rock and roll. Unfortunately, this coy attitude permeates a book where every bit of comic invention is left hanging-out, man, and woefully self-conscious. I expected more from a book obsessed with out-of-body experiences, a murderous web-toed protagonist, and heavy-handed pun-ishment. Jean's style is not without charm. I do look forward to a new outing from this author... if she leaves some of her self-indulgent baggage in the circular file.

Diane never told Mathew that she loved him, and after everything that had happened, he just picks her up on the side of the street, and tells her they're going on vacation. "The End." I hope there's a little bit more than what we were left with.

Good By Amazon Customer I like the book except in the last one she seemed kind of selfish because Mathew was doing everything to take care of her but she was kind of being shoddy about the producer if it wasn't wrong y didn't she tell Mathew about it when he came back from out of town

About the Author Andrew Lang (March, 31, 1844 July 20, 1912) was a Scottish writer and literary critic who is best known as a collector of folk and fairy tales. Lang s academic interests extended beyond the literary and he was a noted contributor to the fields of anthropology, folklore, psychical research, history, and classic scholarship, as well as the inspiration for the University of St. Andrew s Andrew Lang Lectures. A prolific author, Lang published more than 100 works during his career, including twelve fairy books, in which he compiled folk and fairy tales from around the world. Lang s Lilac Fairy and Red Fairy books are credited with influencing J. R. R. Tolkien, who commented on the importance of fairy stories in the modern world in his 1939 Andrew Lang Lecture On Fairy-Stories.

What is surprising is that many of Greenwood's arguments about Shakespeare are still being made today by dreamers in the Oxfordian Heresy. Nothing has changed. The same false arguments, anachronistic thinking, lack of knowledge about Elizabethan times.The only thing is Baconians do not claim that Bacon was the son of Queen Elizabeth, and her lover. Bacon liked little boys.Bacon, by many estimations, was the genius, not Oxford. But not a writer of plays or even poetry. That is a big poop in the pants. Oxford wrote poems and comedies of his own for his own troupe of players. But he did not spend a lot of time in the world of theater, as most experts think the writer of Shakespeare's plays had to.The "Great Unknown" is if Bacon did not write the plays of Shakespeare, who did? Of course, not Shakespeare. He did not write the plays with his name on them, did not h ave a First Folio dedicated to him after his death by his good friends who had been mentioned in his will. No Shakespeare is TOO believable. Let's find a candidate so unbelievable that it requires a huge stretch of imagination.The controversy is thus summed up by Richard Grant White:"It is as certain that William Shakespeare wrote (after the theatrical fashion and under the theatrical conditions of his day) the plays which bear his name, as it is that Francis Bacon wrote the "Novum Organum", the "Advancement of Learning", and the "Essays". The notion that Bacon also wrote 'Titus Andronicus', `The Comedy of Errors", "Hamlet", "King Lear", and "Othello", is not worth five minutes serious consideration by any reasonable creature" (Atlantic Monthly, April, 1883).That is better than anything I can say, and it can be applied to every other candidate.

About the Author J.-C. Spender, ESADE, Universitat Ramon Llull, Visiting ProfessorJ.-C. Spender trained initially as a nuclear engineer, and worked for Rolls-Royce & Associates, IBM, and as a merchant banker. He completed his PhD in Strategic Management at the Manchester Business School, which won the 1980 Academy of Management AT Kearney Prize. This was later published as Industry Recipes (Blackwell 1989). After being on the faculty at various universities including the Cass School, York University (Toronto), UCLA, University of Glasgow, and Rutgers, J.-C. Spender retired in 2003 as Dean of the School of Technology & Business at SUNY/FIT. He is now Visiting Professor at ESADE, Universitat Ramon Llull, and in addition holds visiting positions at Lund University School of Economics and Management, Cranfield School of Management, Open University Business School, University Campus Suffolk, and International School of Management (Paris).

Masterpiece but long and repetitive By Matti Makelin I bought and read this book because it was picked out as a top book in strategy by Business & Strategy.First, I try to summarize what is said here. The book emphasizes forward-looking subjectivity, constructivism and human heterogeneity.The shift from operations to planning and further to strategy is discussed. The era of managerial capitalism aimed at efficiency, Taylor in production, Chandler in administration. During this era of managerial capitalism, "pre-WW2 writings about management ... presumed managers were completely in charge for the enterprise and knew it holistically from top to bottom". Operations research and other WW2 lessons learnt had a large impact to the use of rational planning methods. The author writes that the shift away from managerial capitalism to strategy meant a shift from seeking efficiency to seeking rent by differentiation and focusing on competition to the detriment of only internal operations. Was this really so simple - or was it so that value chain and other process methods since the 1980s and enterprise architecture platforms since the 1990s integrated positioning/differentiation with efficiency and transparency.The author is critical especially towards consultants - "the absence of progression in (their) strategic thinking in spite of the great changes to economy at large and to how business is done..." - and uses expressions such as fifty-year old concepts and retro-ware. I agree but isn't the apparent lack of progress true only in the sense that "new" strategy is still a fragmented patchwork, no holistic treatment has yet been written. But this book is an attempt.The central role of knowledge absence and epistemology to strategy is highlighted so that the author's definition of strategizing includes what some people may call insighting which I think is historically underestimated but the essence of any "new" strategy. Many strategy books such as Rumelt and Kaplan & Norton move towards planning where the most of the consultancy money lies, this moves backwards.The author defines the field of strategy as "finding a knowledge absence to plunge into", and strategizing as "the judgment of or imaginative response to what is NOT known, to the surprising, unexpected, incomplete, or illogical nature of what arises through our practice...the interplay of identity, intent and content ... analyzed to uncover and identify knowledge absences in Nature (ignorance), in each other (indeterminacy) and in ourselves (incommensurability)".And further, "strategic work addresses the knowledge absences at the interfaces between identity, intention, and context ... respond(s) to knowledge absences with relevant judgments...make(s) this all in to structured practice, a methodological view of dealing with uncertainties ...as a collaborative multi-person activity".This emphasis on imagination and surprises to the detriment of "rational man" brings entrepreneurship and dynamics to strategy.The author sees strategizing largely as knowledge management - I'd rather like to call it knowledge networking - and classifies unknowns aka knowledge absence into three categories. Ignorance is the lack of objective knowledge which is somewhere there, static, waiting for discovery. I interpreted this mostly as business intelligence. Indeterminacy means the lack of knowledge about others and their responses to our actions. I interpreted this as customer, market and competitor intelligence. This category of unknowns can be effected by, e.g., negotiating. Incommensurability means fragmentation, misfit and inability to put together different perspectives and types of knowledge into a coherent picture, because of talking past each other. The author associates data with ignorance, meaning with indeterminacy, and practice with incommensurability. These are the three types of knowing where practice is always specific, situated and unique, never general.The author emphasizes natural language and "strategic talk" as the only means to communicate and evolve the idiosyncratic and unique character of the business model, as recently enabled by social media. He (at least indirectly) seems to criticize consultants and tools on putting the ease of use over analytic power. But many consultants like me are big fans of good visualizations, worth thousands of words, and dislike prose. Paradoxically the book follows its own line of reasoning by curly natural language and should have more structure and less text in it.Near the end of the book the author characterizes it as a "supermarket of ideas". Instead of wanting to tell everything the book would be more useful in practice if edited. The author seems to know (because he writes) that the book is partly repetitive, to the extent that it is in some places even (subjectively) boring, but not at all difficult to read for non-English like me.To conclude, the book points towards new strategy which is about people, dynamics and entrepreneurship, and it is an ambitious summary of the history and tools of strategy. To my mind the long and repetitive style does not decrease the value of the book but requires that you really want to read it. I wonder how many business managers have the required time and patience, maybe some of them need a middleman or an interpreter for the purpose.

3 of 3 people found the following review helpful. One of our best business books for 2014 By strategy+business In Business Strategy: Managing Uncertainty, Opportunity, and Enterprise, J.-C. Spender takes what he calls the "entrepreneurial" path to corporate growth and market response. To the peripatetic business professor and retired dean of the School of Business & Technology at SUNY/Fashion Institute of Technology, strategy is the product of executive imagination and judgment, not just logic; the strategy process involves balancing the known, the unknown, and the unknowable. The purpose of strategic analyses, frameworks, and methods is to inspire inventiveness and inform judgment.Spender arrives at this position by comparing the quantitative planning techniques popular in organizations after World War II--which were mostly developed by the military during the war--with the more subjective, less rigid strategic methodologies that appeared in the 1980s and that are now widespread in the business world. In the earlier era, the dominant idea was to match a firm's resources to the market's demands. The company's business model was tailored to customer needs, suppliers' offerings, labor availability, logistics, and the like. If a mismatch occurred, the resulting inefficiencies would reduce profit and threaten the firm's survival.By contrast, explains Spender, the modern strategy process must be a much more forward-looking activity, because efficiency is no longer enough to deliver a decisive strategic advantage in many industries; instead, a so-called monopoly-based strategic advantage is needed. He cites Apple's dominance of the tablet business to illustrate the overwhelming necessity of innovation as a means of securing sustainable, above-normal profits, "especially where the `windows of competitive advantage' seem to be opening and closing with increasing speed."Business Strategy does an extremely thorough job of surveying the consulting tools and academic economic models and theories available to corporate strategists. The book describes in some detail the salient facets of the most essential methodologies and concepts, including SWOT, Porter's five forces, the experience curve, the balanced scorecard, the value chain, horizontal and vertical integration, and more. But again and again, Spender returns to the notion that companies must avoid letting these tools stymie their flexibility by over-objectifying decision making. Ultimately, he argues, added value stems from the strategist's choices--the entrepreneur's imagination and judgment--not from reams of analysis or data-based conclusions.By way of example, Spender compares two strategic milestones: IBM's decision in the 1940s to turn down the patents and processes for electrophotography developed by Chester Carlson, which became the basis of the Xerox machine, and Intel's ceding of the DRAM market to low-cost Japanese competitors in the 1980s in order to focus on microprocessors. Based on market conditions at the time, IBM believed the customer base for electrophotography was too small and chose to sit on the sidelines; Intel, meanwhile, decided it could build a monopolistic position in microprocessors when neither the market potential nor the manufacturing challenges were well understood. In Spender's view, IBM hewed to the safety of the known to its detriment, whereas Intel rode the wave of strategic risk by using data analyses as the basis of a calculated leap into the unknown and unknowable.Spender devotes a chapter in the book to the role of executives in communicating the organization's strategy to employees so that it is effectively executed. And although he delves deeply into a variety of techniques for disseminating a company's strategic program (rhetorical, formal and informal, group and individual), he concedes that if successful strategies--and, indeed, successful companies--are built on imagination, motivating people to collaborate requires equally inspired approaches. As Spender advises: "The rhetorical practice that shapes the creative actions of others is precisely what makes the modern firm possible."Executives will ignore at their peril the fundamental message of Business Strategy: Once-popular mechanistic planning methodologies no longer work; they have been replaced by innovation-based models that demand flexibility and creativity. A choice to use anything less, Spender argues, is the precursor of corporate atrophy.

By Ismar Tuzovic The book is broad and gives an overview of different approaches to strategy by practitioners and consultants. However it is more of s critique of these methods and doesn't always explain well what the methods are used for or how they came about so I often found I had to look up separately the topic before I could understand the criticism. The book is also repetitive and the style is rough. It feels as if the audience is strategy scholars and/or practitioners with lots of experience in the field who also have patience to stick with the style... otherwise it is hard to follow.

Granted this was not your typical sunshine & roses story but I really enjoyed it, if enjoy is the right word. I thought it was real in a way that most stories are not. The main character was looking inside herself & asking herself deep, honest questions & looking for deep, honest answers & accepting within herself the answers that she found. There is something beautiful in that (pardon the pun but it works here).

I finished reading this book in no time, and I know there are things I'm going to be able to do right away to increase my Alexa score. About the Author Erica S. Kim is a published author and dynamic speaker. On February 8, 1988 while living in San Francisco, I received a phone call from my father, who was living in New Jersey at the time. “Your mother killed herself. I found her dead today,” he said in almost a whisper. As soon as he finished his sentence, I crumpled to the kitchen floor. I wailed so loudly that my 15-month-old baby, Miyoko, who had been playing in her room, came running and began to stroke my head as if I was the baby, and not her. Cradling the phone that was attached to the wall, my body heaved as I wept and wept. After a few minutes passed, my father said, “Come home.” What came out of my mouth following his words surprised me. “It’s your fault,” I replied while weeping. “Did you hear me? You did this to her.” The phone clicked as my father hung up.

In my grief and pain, I blamed my father. I was alone with my daughter and held her as I continued to cry for another hour before picking up the phone to leave a message for my husband who had flown to Japan early that morning. My mind raced in different directions. I was four months pregnant with our second child and had been frantically trying to contact my mother all day, since I had begun to spot that morning. My mother was a nurse, so I wanted her advice. The next day, in spite of being in a fog of grief, I made an emergency appointment to see my obstetrician. During my appointment, the doctor told me that if I got on a plane, I would probably lose the baby. I didn’t care anymore. I wanted to go home.

Many of us have experienced tragedy, abuse, and different forms of suffering, often in ways that are unique to us as women. God looks at each of us and knows our pain and feels each one of those scars. Even though we are Christians, when faced with crisis, our first response is too often not one of grace but rather a desire to lash out and blame others. Other times, we run away, withdrawing from even those who love us most. It is during these kinds of times that we see how much grace we lack in our lives and how much more we need to understand it, both for ourselves and towards others.

Jesus never lashed out from the cross. He endured a deep agony that we may never have to undergo during our lifetime just so we would not have to suffer eternally. It is through his life and attitude that we are taught how to respond in the most difficult times. Even though my general nature is to be easily forgiving towards others, I was not prepared for my response in times of grief. I saw that my faith and my heart were not strong enough to endure and to respond with the kind of grace that Jesus had shown me. I fell short with my father who was already torn up by his own feelings guilt. I reacted badly towards him and towards others during the hardest times in my life.

The reality is that we live in an ungracious world. For this reason, our upbringing and our past experiences have imprinted certain reactions and natural responses in each one of us. We often respond in ways that we have seen others do. It is said that most of us have lived with some type of dysfunctionality in our upbringing. Those memories can impact us more than God’s love.

Good For Reference By Kae See This is great for a reference but don't try and read it straight through without wanting to run screaming from the room. Written in true flowery early Victorian style it is often hard to read for more than a few pages at a time. There is very little of Martha Washington mentioned at all which is a disapointment. The author also has a very rose coloured view of his family, but then again don't we all?

1 of 1 people found the following review helpful. LOVED By Bre Cherry Black does it again! It picks up right were book one left off. The story is a fast read and it's a very well written story. I loved how well the characters were developed and I can't wait to read the next book in this series.

It should've been part of the first story instead of being a separate book. Now that Zoe has had a taste of the darker side with Niko and he didn't kill her, she feels the need to protect him.Aside from the sex scene, which seems to be about 65% of the book, there's really nothing to the story. Zoe goes to the sex club looking for Niko to warn him about the detective and ends up having sex with him in front of his "brigade". At one point, one of the men holds her wrists for Niko and there's a small scene where another women is involved.There is just no substance to warrant a separate second book when this could've been just one book with more in depth characters and with an actual plot.I was hoping for something more but, I'm tired of the 20-something virginal maidens that somehow end up being in the "wrong place, wrong time"If you're reading books just to read them and not waste your KU subscription then disregard this review. If you're a serious reader looking fir a book to hold your attention and keep you glued, this isn't the book for you.
